WHAT’S NEW: The gaping hole in the middle of Cliffside Park will soon be a bustling construction site now that Towne Center Redevelopment LLC has won approval for its site plan. The 2.4-acre parcel along Anderson Avenue will feature a building with 266 one- and two-bedroom units and space for shops and parking, according to the March 9 approval.

Developers Fred Daibes and James Demetrakis also plan to add several areas, as yet unspecified, dedicated to public open space. The total price tag for the project has been estimated at $40 million, which includes $15 million in municipal bonds for which the developers will repay the borough.

BACKGROUND: The plan has been discussed since 1999 as a way to give a boost to the borough’s flagging business district, but many business and property owners along Anderson Avenue fought against being relocated.

The borough used its power of eminent domain and filed a "declaration of taking" for several properties in June 2006, but officials said they gave owners and tenants a fair deal. The plan still has skeptics. Lucy D’Ambrosio, who looks out the dining room window of her Lawton Avenue home into the construction pit, said that borough officials have overestimated the need for such a project. "Who’s going to go shopping?" she asked. "All these stores are empty on [Anderson Avenue]." Daibes and Demetrakis did not return calls seeking comment.

WHAT’S NEXT: The developers still have to seek approval for the landscaping plan, a revised architectural plan and other minor items, according to the approval. Construction could begin sometime this summer, Borough Attorney Christos Diktas said.

still sad my 1st apt when i moved here was demolished and now there is nothing :'(
