IN ACCORDANCE WITH NEW JERSEY'S OPEN MEETING ACT, CHAPTER 231 OF THE P.L. 1975, THIS NOTICE WILL INFORM THE PUBLIC THERE WILL BE A REGULAR MEETING OF THE EDGEWATER BOARD OF ADJUSTMENT HELD ON APRIL 7, 2010, WEDNESDAY EVENING AT 7:00PM.

THIS MEETING WILL BE HELD IN THE MUNICIPAL COUNCIL CHAMBERS, 916 RIVER ROAD, EDGEWATER, NJ. PLEASE NOTE THIS NOTIFICATION WILL BE POSTED ON THE MUNICIPAL AND POLICE DEPARTMENT BULLETIN BOARDS AND PUBLISHED IN THE BERGEN RECORD FOR AT LEAST TEN DAYS PRIOR TO THE MEETING.

1. DOCKET #BADV-09/004. Block #71, Lot #2.02. Commonly known as 774 River Road, Edgewater, NJ. Applicant: 774 River Road Assoc., LLC. Request is to propose 21 COAH units. Deemed complete on September 2, 2009.

2. DOCKET #BADV-09/010. Blocks #86-88, Lots #22 thru 25-10. Commonly known as 340-342 Old River Road, Edgewater, NJ. Applicant: ARILEX-INFINITY LLC. Request for preliminary and final site plan approval to remove the existing structures and construct a one 5 story (inclusive of two levels of parking structure above and below grade)(two wings) building with retail component, as well as parks on both the North and South ends and a nature trail walkway connecting the parks. E-minder. I do not believe 774 River Road / Winterburn will be heard.

Gee, think THIS is going to add any children to the school system? Parents, please read carefully: if you do not start getting seriously and immediately involved and challenging your local government as to WHY these applications keep getting approved, then you will CONTINUE TO HAVE SCHOOL BUDGET INCREASES!!

Your children's education is being hijacked by corrupt politicians that only care about campaign contributions that they get from developers.

I guarantee that if you STOP voting yes on school budget increases the local corrupt politicians will have no choice but to stop approving these ridiculous projects. Trust me... your yes vote will do nothing more than attract more students from more rampant development. Is that the kind of community you want to live in?

The Board memorialized SGS and 5 Arlington Terrace.

774 River Road carried to May 5.

River Crest Villas carried to a special meeting on April 21. A room full of Independence Harbor residents were at the meeting, as was their lawyer.

Arilex was heard in its entirety and approved unanimously. This is a 435-foot building on Old River Road north of Thompson Lane. It will have 100 residential units, mostly 2BR, and 5600 sq. ft. of retail. It is four stories, above two stories of parking. There will be parks at both the north and south end of the property, which the developer is deed restricting in perpetuity. The applicant proposed a walkway behind the building but the board and public believed it was inappropriate. The applicant's traffic engineer said the project will have no negative impact on either Old River Road or River Road. Despite requiring a use variance, the planner said it fits in the master plan for Shadyside.
