BOROUGH OF EDGEWATER
BOARD OF ADJUSTMENT
NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that 774 River Road Associates, L.L.C.will make an application, pursuant to N.J.S.A. 40:55D-76b, to the Board of Adjustment of the Borough of Edgewater ("Board") at a meeting to be held on Wednesday, December 2, 2009 at 7:00 P.M. at the Edgewater Municipal Building, 916 River Road, Edgewater, New Jersey, or as soon thereafter as the matter may be called by the Board, for a site plan application to include without limitation use, density, height, parking, impervious coverage, front, rear, and side set back variances, and together with such other variances, special exceptions or waivers which may be determined and/or required by the Board, the Edgewater Zoning Official and/or the Ordinances of the Borough of Edgewater and Statutes of the State of New Jersey which may relate to this property and/or application.

The property which shall comprise the subject matter of this application shall include, and is designated as Block 71, Lots 2.02 and a portion of lot 27 as shown on the Tax Assessment Map of the Borough of Edgewater. The subject property is located in the R-3 Residential Zone and is also known as 774 River Road and 15 Winterburn Avenue, Edgewater, Bergen County, New Jersey.

The Applicant is seeking preliminary and final site plan approval and variance relief to construct two multi-family residential structures containing Twenty Seven (27) COAH units and Five (5) Market rate units respectively.

Furthermore, all interested parties may appear at the time of the hearing, either in person, or by agent or attorney, and shall be given an opportunity to be heard with respect to the application.

All interested parties may inspect the entire application, inclusive of all plans, at the Offices of the Building Department of the Borough of Edgewater, located at 916 River Road, Edgewater, New Jersey during regular business hours.

We understand this to be the property on River Road, near the Post Office and the school. Is that correct?

Just thinking ahead, we wonder if there will be careful enforcement of safety practices at this site, including compliance with the Borough Ordinance (1393-2008) effectively barring access (you know, 8 foot walls or fences, padlocks on gates, etc.). Being adjacent to an elementary school, this would seem even more important than all those currently not in compliance in other parts of the Borough. The ordinance requires a plan for compliance before permits can be issued by the Borough Construction official, so it's never too early to ask if there is the intent to enforce, as well as later to follow up and find out if in fact it has been enforced.

Here's a hint: These are the same people who are dismantling the Alcoa building on Vreeland.

This is the same site that was allowed to be used for density calculations for Avalon, in exchange a "deed restriction" was place at this site to prevent more residential units. The memorization stated that this site was to be used for recreational purposes only. The board stated that more residential would create too much traffic in that area and would be detrimental to the neighborhood.
what a joke!!!!

PUBLIC NOTICE

PLEASE TAKE NOTICE that on June 2, 2010, the Board of Adjustment of the Borough of Edgewater, New Jersey, Bergen County ("Board") granted preliminary and final site plan approval and variance relief on application presented by 774 River Road Associates, LLC to permit 21 Affordable Housing Residential Units, on property known as Block 71, Lot 2.02 and a portion of lot 27, also known as 774 River Road and 15 Winterburn Place, Edgewater, New Jersey.

A Resolution memorializing the decision of the Board with respect to the above matter was adopted by the Board on July 7, 2010, and is on file in the Municipal Building, 916 River Road, Edgewater, New Jersey and is available for inspection 9 AM - 4 PM Monday through Friday.
