IN ACCORDANCE WITH NEW JERSEY'S OPEN MEETING ACT, CHAPTER 231 OF THE P.L. 1975, THIS NOTICE WILL INFORM THE PUBLIC THERE WILL BE A REGULAR MEETING OF THE EDGEWATER BOARD OF ADJUSTMENT HELD ON JUNE 2, 2010, WEDNESDAY EVENING AT 7:00PM.

THIS MEETING WILL BE HELD IN THE MUNICIPAL COUNCIL CHAMBERS, 916 RIVER ROAD, EDGEWATER, NJ. PLEASE NOTE THIS NOTIFICATION WILL BE POSTED ON THE MUNICIPAL AND POLICE DEPARTMENT BULLETIN BOARDS AND PUBLISHED IN THE BERGEN RECORD FOR AT LEAST TEN DAYS PRIOR TO THE MEETING.

Edgewater board OKs affordable-housing project

EDGEWATER — The borough Zoning Board approved a proposed affordable-housing project Wednesday that will be built around the corner from the borough’s elementary school.

The board voted, 6-1, to approve the plan, called Winterburn Gardens. Board member Robert Thomson voted against it.

A representative of the Board of Education, which objected to the plan, read a statement before the vote.

“The board believes the development would place our students at risk,” attorney Dennis McKeever said.

District administration and school board members are concerned that the development will create more parking problems in an area crowded with teachers’ and parents’ cars, and that children walking to school will be unsafe.

Developer Fred Daibes sought approval for the four-story building with 21 affordable units. The project will front River Road, but its driveway will be reached from Winterburn Place. Building residents will have eight parking spaces on Winterburn Place.

“The COAH units are important,” James Demetrakis, an attorney representing Daibes, said about the project, which falls under the state’s Council on Affordable Housing guidelines. “We are disappointed the board [of education] doesn’t support us.”

Daibes sought six variances from borough code, including permission to construct a taller building than allowed.

Revisions to the project in February reduced the number of units from 32, and cut the number of parking spaces on Winterburn Place by six.

The building will consist of one-, two- and three-bedroom units on three floors, with an open parking garage on the bottom level.

School board member Christina Stefani-Rackow told the board in May that about 100 children participate in after-school activities at the Eleanor Van Gelder School, around the corner from the now-approved building. The children are picked up around 4 p.m., she told the board in May.

Until the people of this town stand up and fight for their community nothing will change. A religious leader recently said

"people have to stop waiting for help to fall from the clouds. It's time to stand up and fight for your community. Nobody is going to do it for you."
